I'm not a teacher, can I take advantage of this program?

If you work at a public or private school in Charleston, Berkeley, or Dorchester County, you can take advantage of this program!  This includes, Para professionals, Admin, Custodial, Principals, AP’s, Support Staff, Bus Drivers. 

Can I use any Realtor?

Unfortunately No. The Live Where You Teach program was created by Jordy Snyder.  Jordy is a Realtor with Carolina One Real Estate and this program is a service he offers exclusively for teachers.  

What makes this program different from other Teacher home buying programs?

The Live Where You Teach program was created to be an all encompassing and exclusive program that serves teachers in all aspects of a real estate transaction.  That means we walk you though the whole process.  From accessing the best financing options, selecting insurance, inspections, negotiations, and the home search.  Our mission is to provide the most comprehensive real estate services possible to the people that matter most, teachers!

Can I use my own mortgage lender?

You can absolutely choose your own lender and that’s a right provided to you by law.  However, I’ve spent an exceptional amount of time reasearching and vetting lenders to determine which ones can best serve the unique needs of teachers.  I’ve also negotiated special credits and reduced fees with certain lenders exclusively for teachers. 

Do I really not need a down payment?

This program will provide you access to 100% financing options with no down payment.  Like any loan, qualifications are based on your debt-to-income ratio and credit score.

What if my credit is no good?

We provide complimentary resources to help guide you through the credit repair process.

What if I have huge student loan debt?

Our lenders know you are teachers and that your student debts might be significant when compared to your salary. No question about it, this can be a difficult challenge to overcome.  Luckily, our lenders understand this and are are very good at finding a solution.  If not, they will be able to provide you with a plan and timeline for when the student loan debt can be overcome.

How do you offer Low or No Closing Costs?

Closing costs consist of things like attorney fees, a title search, title insurance, taxes, appraisal fee, origination fee, underwriting fee and some upfront housing expenses such as homeowners insurance.  All together, these costs add up to be thousands of dollars.  Luckily, we can usually negotiate some or all these costs to be paid by the seller.  If the seller isn’t willing to pay, we can work with the Lender to offset these costs by providing a credit.   In some instances your closing costs can be rolled into your loan so you don’t have to pay it all upfront.  In short, we know the biggest struggle for teachers buying a home is having the cash on hand to cover these costs.  That’s why we do everything possible to make sure you pay very little or none.

I'm a retired teacher, can I take advantage of the program?

Did you teach 5 years or more?  Then the answer is yes!

What does it cost to hire you as my agent and take advantage of this program?

Great question! When you hire me as your agent, we’ll sign a Buyer Agency Agreement, which outlines my role in representing you and the terms of my compensation. In most cases, my commission can be covered by the seller or listing broker. However, if that’s not the case, we’ll discuss all available options upfront so you can make an informed decision on how to proceed. My goal is to provide you with expert guidance and ensure you get the best possible outcome—on your terms.

What if I need to sell a home? Can you help me do that?

Absolutley.  I’m a full service licensed Realtor and can help you buy or sell a home.
